A flat fee gets your house on the MLS. What you do after that is the part most companies leave you to figure out. This is what you get instead.
Your contact details never go on the MLS
This is the difference sellers notice first, and it is the one nobody advertises. On most entry-only listings your email address and your phone number go straight into the agent remarks, because that is where offers have to arrive. From that moment every agent in the state has them, and so does everyone they forward the listing to.
You can hand out your number whenever you want to. The point is that it is your decision rather than a side effect of listing.
You get an account, not a form and silence
Most flat fee services end at the submission. You fill something in, you get an email, and from then on you are guessing. Here you get a seller portal that shows where the listing stands.

The highest offer is usually not the best one
An offer that is ten thousand dollars higher can leave you with less, and the reason is buried three pages in. Concessions, the buyer agent fee, a longer closing, an appraisal contingency on a price the appraiser will not reach.
So the dashboard does the arithmetic on every offer and shows you what is left after the mortgage payoff, the Michigan transfer tax, what the buyer is asking you to cover, and our own fee. Our fee is in that figure. A net number that leaves out the brokerage charging it is a sales pitch, not a calculation.

Nothing on that screen recommends an offer. It lays them out and the decision stays yours.
The net figure comes from the title company
We are a brokerage. We do not run title searches and we cannot tell you what your tax proration will be or what an underwriter will charge for an owner's policy. Anyone who quotes you a precise net before a title company has looked at it is guessing.
So we ask one. We send the title company the address, the offer terms and the paperwork, and their preliminary settlement statement comes back into your file automatically. When it arrives, their figure is the one shown to you, with their name on it. Ours stays on the page as what it always was: an estimate.
What we do
- Licensed Michigan brokerage. Your listing is entered by a licensee, not by you into a portal that resells it.
- Syndicated the same way any listing is. The MLS feed carries it to Zillow, Realtor.com, Redfin and the rest.
- Cancel in writing before you accept an offer. Nothing is owed at closing if there is no closing.
- No account, no listing. Every listing belongs to an account, so nobody can reach your documents or your offers by guessing a link.
