An offer is a price and a list of conditions, and the two do not always point the same way. Every offer that arrives is broken down into an estimated figure for what would be left after your mortgage payoff, the closing costs and our fee.

Every figure opens up: concessions, the buyer's agent fee, and how long each contingency runs. These are estimates, and which offer to take is your decision.

The paperwork, one question at a time

The seller's disclosure runs to fifty-seven questions. In the portal it is a form that saves as you go, tells you how many answers are left in each section, and jumps you to the next unanswered one. You can stop halfway and come back.

Unknown is a real answer, and the form treats it as one.

Signed without leaving the site

When a form is finished you can sign it electronically. You read the document, agree to sign it electronically, and type your name. Both sellers sign from their own link.

Signed documents are filed against your listing straight away, and you can download the signed PDF whenever you want it.

Proof it was signed

Every signed document comes with a certificate showing who signed it and when.

An agent or a title company can confirm a document is genuine by entering its envelope number on our verification page.

The same thing on your phone

Most sellers do this from a phone. The portal is the same on a small screen: the same status, the same offers, the same forms, the same signing.

There is nothing to download. You sign in with your email address and a code.
