School districts across Washtenaw County

Recording and county records. The deed is recorded with the Washtenaw County Register of Deeds at 200 N. Main Street, Suite 110 in Ann Arbor, on 734-222-6710. The counter is open 8:30 to 5:00 on weekdays but recording closes at 4:00, which is worth knowing if a closing runs late in the day. Records go back to 1824 online, and the county accepts e-recording through the usual submitters, so a deed does not have to travel physically to be recorded. The fee is $30 per document, set by state statute and inclusive of the remonumentation and automation charges rather than on top of them.

School district assignment in Washtenaw County follows the property address rather than the municipal boundary, and a single community is often served by more than one district. The lookup on any community page checks a specific address against the actual district boundaries.

What a sale costs a seller in Washtenaw County

Beyond what you pay the listing side, the largest fixed cost on a Michigan sale is the transfer tax. The seller pays it, it is 0.75% to the state and 0.11% to the county, and it is charged per $500 of the price rather than as a flat percentage.

There is also an exemption that a lot of sellers in Washtenaw County never claim. If the home was your principal residence and its state equalized value has not risen since you bought it, the state portion may not be owed at all, and it can be refunded up to four years after a sale.
