What you sign, when you sign it, and why each document exists. Everything is signed electronically.

Before the listing goes live

  • Listing agreement. The service provision agreement between you and the broker. Michigan requires a definite expiration date, and it cannot make you give notice in order to cancel at expiry.
  • Seller’s disclosure statement. Your written account of the condition of the property and any known defects. You complete it; we do not complete it for you.
  • Lead-based paint disclosure. Federal law requires it for homes built before 1978, together with the EPA pamphlet for buyers.
  • Agency disclosure. Confirms the relationship between you and the broker, and what is owed to you under the Occupational Code.

During the listing

Price changes, status changes and remarks updates are recorded against the listing. Submit a change request from your dashboard and a licensee enters it on the MLS.

If you receive an offer, you will see a purchase agreement, any addenda the buyer attaches, and the disclosures the buyer is entitled to. Every one is explained before you sign.

At closing

The settlement statement sets out every debit and credit, including brokerage compensation. You receive a copy before you sign.

Michigan requires that a completed, executed copy of any service provision agreement is handed to you at the time of signing. If you ever do not have a copy of something you signed, ask and we will send it again.

Common questions

Do I have to complete the seller’s disclosure myself?
Yes. It is your statement about the condition of your property, and it is not something a broker can complete on your behalf.
What if I do not know the answer to something?
There is a way to record that you do not know, and using it honestly is far safer than guessing. Known defects you conceal tend to surface at inspection anyway.
Why does the listing agreement have an expiry date?
Michigan requires a definite expiration date on a service provision agreement, and it cannot require you to give notice in order to cancel at expiry.
Do I get copies?
Yes, at the time of signing. Michigan requires a completed, executed copy to be handed to you. If you are ever missing one, ask and we will send it again.
