What each line means
Mortgage payoff
What you still owe the lender. Ask them for a payoff figure rather than reading your last statement, because interest accrues to the day you close.
Our package
The flat fee for the tier you pick. It does not change when the sale price changes.
Our percentage at closing
Charged only at a closing. No sale means none of it is owed.
Buyer’s agent
Entirely your call, and negotiated in the offer rather than advertised on the MLS. Set it to zero to see the difference it makes.
Michigan transfer tax
0.86% of the sale price, paid by the seller. That is 0.75% to the state and 0.11% to the county, and it is the same whoever lists your home.
Title and escrow
Title insurance, closing fee, recording, prorated taxes. Your title company gives you the real figure; the default here is a rough placeholder.
Why the comparison line moves so much
The only number that changes between the two scenarios is the listing side. Everything else, the payoff, the transfer tax, the title costs and anything you offer a buyer’s agent, is identical either way.
That is the whole point. At one sale price, the house, the work and the closing table are identical; only the listing side moves.
The comparison column assumes a listing side charge of 3% of the sale price. It is an illustration for comparison, not a rate any brokerage is required to charge; real estate compensation is negotiable and another brokerage may quote you more or less.
