What a sale costs a seller in Oakland County

Beyond what you pay the listing side, the largest fixed cost on a Michigan sale is the transfer tax. The seller pays it, it is 0.75% to the state and 0.11% to the county, and it is charged per $500 of the price rather than as a flat percentage.

There is also an exemption that a lot of sellers in Oakland County never claim. If the home was your principal residence and its state equalized value has not risen since you bought it, the state portion may not be owed at all, and it can be refunded up to four years after a sale. School districts across Oakland County

Recording and county records. The deed is recorded with the Oakland County Clerk / Register of Deeds at 1200 N. Telegraph Road in Pontiac, open weekdays 8:00 to 4:30 on 248-858-0590. Oakland runs one of the more usable record systems in the state: the free Super Index at ocmideeds.com carries well over eighteen million records reaching back to the 1800s, with document copies available from 1964 onward. Recording is county work, but the fee is set by state statute and is the same everywhere in Michigan — a flat $30 per document since October 2016, regardless of page count. Copies run $1 a page, and a certified copy $5 plus the page charge.

School district assignment in Oakland County follows the property address rather than the municipal boundary, and a single community is often served by more than one district. The lookup on any community page checks a specific address against the actual district boundaries.
