Recording and county records. The deed that transfers your house is recorded with the Wayne County Register of Deeds, in the International Center Building in downtown Detroit. That office maintains the grantor-grantee index for the county and holds deed images online back to 1915, so the chain of title on an older Wayne County house is usually traceable without leaving your desk. Recording is county work, but the fee is set by state statute: a flat $30 per document since October 2016, whatever the page count, with $4 of it going to the State Survey and Remonumentation fund. You will still see the old per-page structure quoted on third-party sites; it was replaced precisely because a miscounted page could get a document rejected on closing day.

What a sale costs a seller in Wayne County

Beyond what you pay the listing side, the largest fixed cost on a Michigan sale is the transfer tax. The seller pays it, it is 0.75% to the state and 0.11% to the county, and it is charged per $500 of the price rather than as a flat percentage.

There is also an exemption that a lot of sellers in Wayne County never claim. If the home was your principal residence and its state equalized value has not risen since you bought it, the state portion may not be owed at all, and it can be refunded up to four years after a sale.
