About Michigan For Sale

A virtual flat fee listing service for Michigan sellers who want the MLS without a percentage commission on the listing side. We work by phone, email and video, and attend the property only if you book the in-person visit.

What we do

Your home is listed on the MLS by Michigan For Sale LLC for a flat package fee rather than a percentage commission on the listing side. How much of the transaction we handle is the package you choose. All brokerage services are provided under our own Michigan brokerage license.

You choose how much you want handled. Our entry package puts the property on the MLS and leaves the transaction to you; the higher packages take the offers, the negotiation and the road to closing off your hands. What you pay reflects which of those you picked.

Why the model works

A percentage commission grows with the sale price. The work does not. Listing a $600,000 house is not twice the job of listing a $300,000 house, so charging twice as much for it is difficult to defend. A flat fee prices the work, and the small percentage at close aligns our interests with getting you the best number.

Where we work

We serve the counties and communities listed on areas we serve. If your address is not on the list, call and we will tell you straight away whether we can take it.

How we are paid

You pay the package fee when you start, and it is refundable in full until the listing goes on the MLS. Where a package carries an amount due at closing, it is owed only if the property sells. Add-ons are contracted with Michigan For Sale LLC and billed when booked. Everything is itemized before you sign, so the total is never a surprise at closing.

Commissions and fees are not set by law and are fully negotiable.

Are you a brokerage?
Yes. Every listing is entered and handled under our own brokerage license.
Is this a discount service?
It is a differently priced one. The MLS entry, the syndication and the file review are the same in every package. What you choose is how much of the offer, negotiation and closing work we take on, and you pay for that rather than for a share of your sale price.
What areas do you take listings in?
The counties and communities listed on areas we serve. If yours is not on the list, call and we will tell you straight away.
How do I verify the broker?
Ask for the license number and check it directly with the Michigan Department of Licensing and Regulatory Affairs.
