How the listing process works
Seven steps from choosing a package to sitting at the closing table. Every decision stays yours, and every step is handled virtually.
- 1Choose your package and startTell us the property address, choose how much of the sale you want handled, and pay the package fee to begin. It is refundable in full until your listing goes on the MLS. Where a package has an amount due at closing, it is charged only on a closing, so no sale means none of it is owed. Add-ons are contracted separately with Michigan For Sale LLC and are billed when they are booked.
- 2Complete the property questionnaireRoom dimensions, taxes, utilities, inclusions and exclusions. It saves as you go, so you can finish it in more than one sitting.
- 3Upload your photographsOr we schedule the photographer if your package includes one, or you add photography from the add-on menu.
- 4Review and signListing agreement, seller’s disclosure statement, and lead-based paint disclosure where the home was built before 1978. All signed electronically.
- 5Broker review and MLS entryThe broker checks the data for accuracy and enters the listing, as soon as 48 hours from receiving complete paperwork and photographs. From the MLS it syndicates to Zillow, Realtor.com, Redfin and the other major portals through the same feed every brokerage uses.
- 6Showings beginShowings are scheduled through ShowingTime. On MLS Listing and Offer Support you manage them yourself. On Full Service we coordinate them for you.
- 7Offers, negotiation and closingWho receives offers, who explains them, who negotiates and who drives the transaction to closing all depend on the package you chose. The package cards set out exactly which of those we handle and which you do.
How long it takes
The clock starts when we have everything, not when you sign up. With signed paperwork and your own photographs in hand, most listings are live within 48 hours. If we are arranging photography, add the time it takes to book and edit the shoot.
What we need from you
- Property detail. Room dimensions, year built, taxes, utilities, and what stays with the house.
- Disclosures. The seller’s disclosure statement, and lead-based paint disclosure for homes built before 1978.
- Photographs. Yours, or ours if you add photography.
- Access. How showing agents get in. A lockbox is the usual answer and is available as an add-on.
What you decide
List price, what concession if any you offer a buyer’s agent, which offers to counter, and whether to accept. Those decisions are always yours. How much we help you make them depends on your package.
